1. QUOTE & SCOPE OF SERVICES
All quotes are based on the property information, condition, room/bed counts, amenities, and services disclosed by the client at the time of quoting. The quoted price applies only to the specific scope of work identified in the quote.
Changes to the property’s size, number of bedrooms, bathrooms, beds, linens, amenities, or requested services may result in an adjustment to the quoted price.
Dirty Deeds Cleaning Service LLC (“Dirty Deeds”) reserves the right to adjust pricing when the actual condition or scope of a property materially differs from the information provided.
2. STR / VACATION RENTAL TURNOVERS
STR turnover services may include cleaning, sanitizing, bed stripping and making, linen handling, towel replacement, kitchen and bathroom cleaning, trash removal, restocking checks, amenity-area cleaning, staging, and final inspection, as specifically listed on the
quote.
A turnover is considered complete when the agreed-upon scope has been performed.
Services outside the quoted scope may be billed separately.
3. LINENS & OFF-SITE LAUNDRY
When linen service is included, Dirty Deeds will handle the linens identified in the quote.
Off-site laundry pricing is based on the quantity and type of items disclosed at the time of quoting. Additional, oversized, heavily soiled, stained, damaged, or unusually difficult-to launder items may incur additional charges.
Dirty Deeds is not responsible for permanent stains, pre-existing damage, fabric
deterioration, color bleeding, shrinkage, or damage resulting from the condition or
manufacturer’s care instructions of client-provided linens.
Lost, missing, or damaged linens should be reported to Dirty Deeds promptly so the matter can be investigated.
4. PROPERTY ACCESS
The client is responsible for providing reliable access to the property at the scheduled service time.
If cleaners are unable to access the property because of a missing key, incorrect code, malfunctioning lock, occupied property, blocked driveway, security system, or other access issue outside Dirty Deeds’ control, a lockout/wait-time fee may apply and the service may need to be rescheduled.
5. CHECK-IN / CHECK-OUT DEADLINES
For vacation-rental turnovers, the client is responsible for providing accurate guest
checkout and incoming guest check-in times.
Dirty Deeds will make reasonable efforts to complete turnovers within the agreed service window. However, delays caused by late guest departures, excessive mess, property damage, missing linens, access problems, or circumstances beyond Dirty Deeds’ control may affect completion time.
Dirty Deeds does not guarantee completion by a guest check-in time when circumstances outside the company’s control prevent timely completion.
6. EXCESSIVE CLEANING & ADDITIONAL SERVICES
The quoted price assumes a reasonably typical turnover condition.
Additional charges may apply for:
• Excessive dirt, debris, or bodily fluids
• Excessive trash
• Excessive pet hair
• Excessive dishes or cookware
• Unusual odors
• Stains requiring additional treatment
• Furniture or appliances requiring unusual cleaning
• Excessive sand, mud, or outdoor debris
• Pest-related cleanup
• Unauthorized parties or events
• Property damage requiring additional cleaning
• Services requested outside the original quote
Additional work will generally be communicated to the client before completion when reasonably possible.
7. HOT TUBS, SAUNAS & SPECIALTY AMENITIES
Cleaning or resetting a hot tub, sauna, Geo Dome, game room, movie room, pool area, or other specialty amenity is included only when specifically identified on the quote.
Unless expressly stated otherwise, hot-tub service is limited to cleaning/resetting the surrounding area and/or the specific services listed in the quote. Water chemistry, draining, refilling, equipment repair, mechanical maintenance, and specialized pool/spa maintenance are not included unless separately agreed upon.
8. DAMAGE, MISSING ITEMS & PROPERTY CONDITIONS
Dirty Deeds will make reasonable efforts to identify and report visible property damage, missing items, excessive messes, or maintenance concerns discovered during a turnover.
Dirty Deeds is not responsible for pre-existing damage, normal wear and tear, hidden
defects, faulty equipment, plumbing problems, electrical problems, pest infestations, or conditions that could not reasonably be identified during the cleaning.
Where appropriate, photographs may be taken to document property conditions.
9. CLIENT-PROVIDED SUPPLIES & EQUIPMENT
When Dirty Deeds provides supplies and equipment, they are included as stated in the quote.
If the client requires specific products, equipment, linens, or procedures, those
requirements must be disclosed before service. Dirty Deeds may decline to use products
or equipment that it reasonably believes may create a safety risk or damage a surface or item.
10. CANCELLATIONS & RESCHEDULING
Cancellations or schedule changes should be communicated as soon as possible.
For STR turnovers and other time-sensitive services, cancellations or changes made within 24 hours of the scheduled service may be subject to a cancellation/rescheduling fee of up to 50% of the scheduled service price.
Same-day cancellations or cancellations after cleaners have been dispatched may be subject to a charge of up to 100% of the scheduled service price, depending on
circumstances and resources committed.
11. RUSH / SAME-DAY SERVICE
Same-day, rush, holiday, or specially expedited turnovers may be subject to an additional fee as identified on the quote.
Rush service is subject to cleaner availability and is not guaranteed unless specifically confirmed by Dirty Deeds.
12. PAYMENT
Payment is due according to the payment terms stated on the quote or invoice.
Unless otherwise agreed in writing, invoices are due upon completion of service.
Unpaid balances may be subject to reasonable late fees, collection costs, or other
remedies permitted by applicable law.
13. SATISFACTION & SERVICE CONCERNS
If the client believes an agreed-upon cleaning item was missed, the client should notify Dirty Deeds as soon as reasonably possible, preferably within 24 hours of service completion.
Dirty Deeds will make a reasonable effort to review legitimate service concerns and, when appropriate, return to address an item that was included in the original scope.
Requests involving new work, conditions created after cleaning, guest-caused messes, or services outside the original scope may result in an additional charge.
14. LIMITATION OF LIABILITY
To the extent permitted by applicable law, Dirty Deeds’ liability for a cleaning service shall be limited to the amount actually paid for the specific service giving rise to the claim.
Dirty Deeds shall not be responsible for indirect, incidental, consequential, or lost-income damages, including lost rental income, booking cancellations, guest refunds, or business interruption, except where such limitation is prohibited by applicable law.
Nothing in these Terms is intended to waive rights or protections that cannot legally be waived.
15. CLIENT RESPONSIBILITIES
The client is responsible for:
• Providing accurate property information
• Providing safe and lawful access
• Securing valuables and personal property
• Disclosing known hazards, fragile items, special surfaces, or unusual conditions
• Ensuring the property is safe for cleaners to enter and work in
• Providing necessary owner-approved instructions
• Maintaining functioning utilities, water, electricity, heating/cooling, and equipment
necessary for the requested service
Dirty Deeds may refuse or discontinue service when a property presents an unsafe or hazardous condition.
16. PHOTO DOCUMENTATION
For STR turnovers, residential cleaning & commercial cleaning, Dirty Deeds may take photographs of completed work and/or property conditions for quality-control, documentation, damage reporting, and communication with the client.
Photos will be used only for legitimate business purposes unless otherwise authorized by the client.
17. RECURRING SERVICES
Recurring or ongoing STR cleaning arrangements may be governed by the pricing and scheduling terms established between Dirty Deeds and the client.
Either party may request changes to the recurring schedule or scope. Pricing may be
reviewed periodically based on changes in property condition, labor requirements, linen volume, market conditions, or requested services.
18. ACCEPTANCE OF TERMS
Approval of a quote, booking of services, payment for services, or allowing Dirty Deeds to commence work constitutes acceptance of the applicable quote and these Terms of Service, unless otherwise agreed in writing.
These Terms should be read together with the individual quote, estimate, work order, or service agreement. If a written agreement specifically signed by both parties conflicts with these Terms, the signed agreement will control.
19. RIGHT TO REFUSE OR TERMINATE SERVICE
Dirty Deeds reserves the right to refuse or terminate service when conditions are unsafe, abusive, unlawful, hazardous, substantially different from the quoted scope, or otherwise create an unreasonable risk to cleaners, the property, or the company.
20. CHANGES TO TERMS
Dirty Deeds Cleaning Service LLC may update these Terms from time to time. The Terms applicable to a particular service will generally be those provided with or incorporated into the applicable quote or service agreement.
CLIENT ACKNOWLEDGMENT
By approving this quote, the client acknowledges that they have reviewed and agree to the quoted scope of work and applicable Terms of Service.
PAYMENT TERMS & CONDITIONS
1. PAYMENT METHODS
Dirty Deeds Cleaning Service LLC accepts payment by cash, check, or credit/debit card.
A 3% credit card processing fee will be added to all payments made by card.
Checks should be made payable to Dirty Deeds Cleaning Service LLC.
2. PAYMENT DUE DATE
All payments are due in full on the day services are performed, unless different
payment terms have been agreed to in writing.
For recurring clients, payment is due according to the payment arrangement established with Dirty Deeds.
3. LATE PAYMENTS
Any balance not paid on the day of service will be considered past due.
A 3% late charge per day may be applied to unpaid balances, to the maximum extent
permitted by applicable Pennsylvania law and any other applicable law.
Dirty Deeds reserves the right to suspend future services until the outstanding balance and any applicable charges have been paid.
4. DEPOSITS FOR DEEP CLEANS & LARGE PROJECTS
Deep cleans, move-in/move-out cleanings, post-construction cleanups,
hoarding/large-scale cleanups, and other large or specialty projects require a 50%
deposit upon booking.
The remaining 50% balance is due upon completion of the service unless otherwise agreed to in writing.
The deposit reserves the scheduled date, labor, equipment, and resources required for the project.
5. CANCELLATIONS — LESS THAN 24 HOURS
Appointments canceled with less than 24 hours’ notice will be subject to a cancellation fee equal to 50% of the normal scheduled cleaning rate.
The cancellation fee is due immediately upon cancellation.
This policy compensates Dirty Deeds for reserved labor and scheduling time that may not be reasonably possible to replace on short notice.
6. RECURRING RESIDENTIAL CLIENTS — SKIPPED APPOINTMENTS
Recurring residential clients are scheduled on a regular service frequency. When a
scheduled appointment is skipped or canceled and the client resumes service at the next scheduled appointment, the following cleaning will be subject to a 50% increase over the client’s normal recurring cleaning rate.
This additional charge accounts for the additional cleaning time and labor typically
required when a property goes longer than its normal maintenance interval.
The 50% increase applies to the next completed cleaning following the skipped
appointment.
7. STR / VACATION RENTAL TURNOVERS
STR and vacation-rental turnover services are scheduled around guest checkout and
check-in times and require Dirty Deeds to reserve specific labor and scheduling capacity.
Unless otherwise agreed in writing, STR turnover invoices are due on the day of service.
Late payments may be subject to applicable late charges and may result in suspension of future turnover services.
8. SAME-DAY / RUSH SERVICES
Same-day, rush, holiday, or specially expedited services may be subject to an additional fee as stated on the applicable quote.
Rush services are subject to availability and are not guaranteed unless confirmed by Dirty Deeds.
9. ADDITIONAL SERVICES & OUT-OF-SCOPE WORK
The quoted price covers only the services specifically identified in the applicable quote.
Additional charges may apply for:
• Excessive dirt or debris
• Excessive pet hair
• Excessive trash
• Excessive dishes or cookware
• Bodily fluids or biohazard-related cleaning
• Unusual odors
• Heavy staining
• Excessive sand, mud, or outdoor debris
• Unauthorized parties or events
• Additional laundry or linens
• Specialty cleaning
• Additional rooms, beds, bathrooms, or amenities
• Work outside the original scope of the quote
Additional work will generally be communicated to the client before completion when reasonably possible.
10. LINENS & LAUNDRY
When linen service is included, pricing is based on the quantity and type of linens identified in the quote.
Additional, oversized, heavily soiled, stained, damaged, or unusually difficult-to-launder items may incur additional charges.
Dirty Deeds is not responsible for pre-existing stains, fabric deterioration, color bleeding, shrinkage, or damage resulting from the condition or manufacturer’s care instructions of client-provided linens.
11. FAILED OR RETURNED PAYMENTS
A returned, declined, reversed, or otherwise unsuccessful payment may be subject to a $35 returned-payment fee, or the maximum amount permitted by applicable law,
whichever is less.
The original balance remains due.
12. DISPUTED CHARGES
Clients should notify Dirty Deeds promptly of any genuine billing concern or dispute.
The client must identify the specific charge being disputed and the reason for the dispute.
Undisputed portions of an invoice remain due according to the original payment terms.
13. PAST-DUE ACCOUNTS
Dirty Deeds reserves the right to suspend or discontinue future services when an account becomes delinquent.
Services may resume once the outstanding balance and applicable charges have been paid or an alternative payment arrangement has been approved in writing.
For recurring residential clients, a past-due account may result in cancellation of the
client’s recurring service slot.
14. CLIENT RESPONSIBILITY
The client is responsible for providing accurate property information, safe access, working utilities, and disclosure of any known hazards, fragile items, special surfaces, or unusual conditions that may affect the cleaning.
The client is also responsible for securing cash, valuables, medications, important
documents, and other personal property before service.
15. ACCEPTANCE OF PAYMENT TERMS
Approval of a quote, scheduling of an appointment, payment of an invoice, or allowing Dirty Deeds Cleaning Service LLC to begin work constitutes acceptance of these Payment Terms together with the applicable quote and Terms of Service, unless otherwise agreed to in writing.
